This commercial two-storey multi-purposed space is intended by m+ Architecture | Interior Design to accommodate storefronts including a dance and yoga studio and restaurants. The building design features additional neighborhood services and multiple warehouse units.

A total floor area of 24,550 SF of which 14,560 SF is on the first floor and 9,970 SF on the second floor will be built based on BC energy Step code 3, highly efficient in energy saving, and will includes triple glazing and 5-inch exterior insulation.

The Site has high visibility from Queensway Street which will be suitable for a development of a pedestrian and bike-oriented facility while creating an inviting and attractive streetscape.

Concrete sidewalks are proposed to connect with City sidewalks as well as to the parking areas which will generate pedestrian flow within the development and surrounding areas. There will beone parking stall for the disabled, located adjacent to the building entrance, with concrete letdown provided next to the stall for easy access to the sidewalks and the building.

Proposed bicycle racks are placed in open areas to encourage pedestrian activity. Landscape Islands are proposed for additional trees within the parking area to reduce the ‘Heat Island’ effect and complement the overall character of the site.

The building is designed with a simple form, in order to create a visually attractive mass. VintageSteel, Alucobond will be the one type of cladding used, which will weather on site and attain an overall tone of copper colour per the site-specific climate.

Corten Steel is durable and does not require maintenance for the life of the building.  Various forms of glazing with contrasting black canopies are proposed to provide weather protection for pedestrians and further enhance the building character. All facades are treated with similar quality materials and architectural detailing. 

The exterior architectural design character will be further enhanced with high quality illuminated channel letter signage. 

Aesthetically appealing large window structures trim the building with clean lines and will maximize light flow and minimize energy usage. 

A beautifully finished landscape will offer an open and visually appealing vegetated area, creating lush curb appeal.

Overall, the intent of this Queensway Street multi-tenanted and multi-purposed space will answer the needs of a quickly growing Squamish population.
